Common questions

Spray foam removal: every question, answered

How long does spray foam removal take?
Most residential removals take one to three days on site, depending on the foam type and how much of the roof it covers. Your free survey is usually next day, and urgent jobs with a sale or mortgage deadline can be fast-tracked.
How much does spray foam removal cost in the UK?
Honest pricing is survey-first, because foam type, coverage and loft access change the job. As an industry benchmark, removal from a typical three-bedroom roof is around £3,200, roughly £40 per square metre (Checkatrade), and every quote is all-inclusive. See our spray foam removal cost page.
What's included in the quote?
Everything: removal by vetted specialists, licensed waste disposal, before-and-after photographic documentation, the post-removal inspection and the lender-ready certificate. Nothing is added later, and there is no separate certification fee.
Do you really beat any quote?
Yes, any like-for-like quote. Like-for-like means the same scope: full removal, licensed disposal and the certificate with evidence pack. A cheaper quote that skips the paperwork isn't like-for-like, and it's usually the reason people end up paying twice.
What documentation do I get after removal?
A lender-ready removal certificate backed by a full evidence pack: an independent inspection of the roof timbers, before-and-after photographs, licensed waste disposal records, and itemised invoices for any remedial work. Our certificate and evidence pack page details each document.
Will my mortgage lender accept the certificate?
Lender criteria differ, so no honest company promises universal acceptance in advance. What satisfies lenders in practice is complete documentation, which is exactly what the evidence pack provides, backed by our written no-fix-no-fee guarantee. Our summary of where UK lenders stand on spray foam has the fuller picture.
How quickly can I get the certificate?
The certificate and evidence pack are issued once the post-removal inspection is complete, typically the same day the job finishes. From first contact, a flagged sale or remortgage can usually be back on track within a week or two.
I paid another company to remove my spray foam but have no certificate. Can you help?
Yes, and it's more common than you'd think. A specialist inspects the roof space, confirms the removal is complete or finishes it, documents the condition of the timbers and issues the certificate and evidence pack your lender needs.
Do you remove spray foam loft insulation?
Yes, that's our whole service. Spray foam is usually installed as loft insulation, sprayed onto the roofline or over the loft floor, and we remove it UK-wide with the lender-ready paperwork included. We don't remove traditional fibreglass or mineral-wool loft insulation.
Can I remove spray foam myself?
You can try, but it's slow, messy work, and the risks are real: damaged rafters, residue that still fails inspection, and controlled waste you can't legally put in the bin. Crucially, DIY removal comes with no independent inspection or certificate, so the mortgage problem usually remains. Our cost guide weighs it up.
Do you cover my area?
We cover England, Wales, Scotland and Northern Ireland through a vetted, nationwide network of specialists, managed to one standard with one guarantee. Send your postcode through the form and we confirm the specialists covering your area, usually the same day.
How do I know if I have spray foam?
It looks like a solid expanded foam, usually beige or white, sprayed onto the underside of the roof or over the loft floor. If you're not sure, a specialist confirms it on the free survey. Our plain-English guide to what spray foam insulation is includes how to spot it.
What's the difference between open-cell and closed-cell spray foam?
Open-cell foam is softer and can absorb moisture; closed-cell foam is rigid, bonds harder to the timbers and is tougher to remove. Both block a surveyor's inspection, which is why lenders treat either as a problem. See open-cell vs closed-cell for the full comparison.
Does spray foam cause damp?
It can. Open-cell foam in particular can trap moisture against the roof timbers, and because the foam hides the wood, damp often develops out of sight. Our guide on whether spray foam causes damp covers the warning signs.
Is spray foam insulation banned in the UK?
No, it isn't banned and can still be installed. The practical problem is that most mortgage lenders won't lend on a home with spray foam in the roof, which makes affected properties hard to sell or remortgage until it's removed and certified.
Does spray foam removal help with equity release?
Usually it's essential: equity-release providers are among the strictest on spray foam, and in the BBC's 2024 research every equity-release lender surveyed would not lend on an affected roof. Removal with the right documentation reopens the application. See equity release and spray foam.
Will removing spray foam lower my EPC rating?
Only if nothing replaces it. After removal and inspection, the roof can be re-insulated with conventional materials that don't block inspection, keeping your efficiency without the mortgage problem. More in spray foam and your EPC.
Who actually carries out the removal?
Remove Spray Foam Ltd, our premium contractor: a dedicated spray foam removal specialist that completed 1,800+ removals in 2025, is approved by Checkatrade and TrustATrader, carries £5M public liability cover and takes no deposit. You pay their own price, the same as booking direct, with the Go Green Quote 20% offer and our written no-fix-no-fee guarantee on top. You can watch their introduction on any of our service pages.
Is spray foam removal covered by home insurance?
Rarely. Buildings insurance treats the original installation as a home improvement rather than accidental damage, so removal is normally the owner's cost. Every job we arrange is backed by £5M public liability cover and a written no-fix-no-fee guarantee.
