The certificate
A spray foam removal certificate is the document that confirms the foam has been fully removed from your roof space by a professional, with the work carried out and recorded to the standard mortgage lenders expect. On its own, though, a single sheet of paper convinces nobody, which is why the certificate that matters is the one backed by evidence.
Because lenders refused to lend in the first place for one reason, their surveyor couldn't inspect the roof timbers, the paperwork that reverses the refusal has to prove two things: the foam is gone, and the structure underneath has been looked at by someone qualified. That's the difference between a certificate and an evidence pack.

A common trap
Many homeowners have paperwork from when the foam went in: an installation certificate, a guarantee, sometimes a 25-year warranty. Here's the hard truth, and it surprises people: lenders mostly don't care. An installation certificate describes what was sprayed on. It says nothing about the condition of the timbers now, which is the question the valuer is actually asking.
The same trap catches people after removal. Pay for a cheap job with no inspection report and no photographic record, and your lender may still decline, because nothing in your hand answers their question. Lender sign-off
When your application goes back in, the lender's valuer reviews the evidence pack alongside their own inspection. The certificate tells them the work was professional, the photographs show them the roofline, and the independent timber report answers the structural question that blocked the loan. With those three in place, the reason for refusal is gone, and most lenders will then treat the property normally. One honest caveat: no removal company can promise every lender's sign-off in advance, and you should be wary of any that do. Lender criteria differ and change.
