What is a spray foam removal certificate?

A spray foam removal certificate is the document that confirms the foam has been fully removed from your roof space by a professional, with the work carried out and recorded to the standard mortgage lenders expect. On its own, though, a single sheet of paper convinces nobody, which is why the certificate that matters is the one backed by evidence.

Because lenders refused to lend in the first place for one reason, their surveyor couldn't inspect the roof timbers, the paperwork that reverses the refusal has to prove two things: the foam is gone, and the structure underneath has been looked at by someone qualified. That's the difference between a certificate and an evidence pack.

What's in a lender-ready evidence pack?

Every Go Green Quote removal produces the same documentation, because it's built into the process rather than bolted on afterwards:

  • The removal certificate. Signed confirmation that every trace of foam was professionally removed, identifying the property, the dates and the specialists who did the work.
  • An independent inspection of the roof timbers. Once the foam is off, the rafters and battens are inspected and their condition documented in writing, prepared to the standards chartered surveyors work to. This is the piece most cheap removals skip, and the piece lenders care about most.
  • Before, during and after photographs. A full photographic record of the roofline, so your surveyor can see exactly what was removed and what the timbers look like underneath.
  • Licensed waste disposal documentation. Spray foam is controlled waste, and the paperwork shows it left your property under a registered carrier's licence.
  • Itemised invoices for any remedial work. If damp or timber damage was found and put right, the evidence goes in the pack.

A common trap

Why your installation certificate doesn't help

Many homeowners have paperwork from when the foam went in: an installation certificate, a guarantee, sometimes a 25-year warranty. Here's the hard truth, and it surprises people: lenders mostly don't care. An installation certificate describes what was sprayed on. It says nothing about the condition of the timbers now, which is the question the valuer is actually asking.

The same trap catches people after removal. Pay for a cheap job with no inspection report and no photographic record, and your lender may still decline, because nothing in your hand answers their question. How lenders and surveyors use the pack

When your application goes back in, the lender's valuer reviews the evidence pack alongside their own inspection. The certificate tells them the work was professional, the photographs show them the roofline, and the independent timber report answers the structural question that blocked the loan. With those three in place, the reason for refusal is gone, and most lenders will then treat the property normally. One honest caveat: no removal company can promise every lender's sign-off in advance, and you should be wary of any that do. Lender criteria differ and change. What certificate do I need after spray foam removal?
You need a removal certificate backed by evidence: an independent inspection report on the roof timbers, before-and-after photographs, and licensed waste disposal documentation. Together these answer the question that blocked your mortgage, whether the roof structure is sound, which a certificate alone can't.
Will my lender accept the certificate?
Lender criteria differ, so no honest company promises universal acceptance in advance.
