What is spray foam removal and why do you need it?

Spray foam insulation is a polyurethane foam sprayed into your loft, usually against the underside of the roof. It expands, sets hard and bonds fast to the timbers. It was sold as an energy-saving upgrade, but it's now the single most common reason a property fails a mortgage valuation.

Most UK lenders won't lend on a home with spray foam in the roof. The foam hides the condition of the timbers, can trap moisture against them, and stops a surveyor inspecting the roof structure properly. That's enough for a valuer to down-value the property or refuse it outright, which stalls sales and remortgages. The scale is significant, because the RPSA estimates up to 250,000 UK homes could be left unmortgageable as a result (RPSA, 2021).

Removing it is skilled, messy work. Done badly, whether DIY or by a cowboy, you risk damaging rafters, leaving residue that still fails inspection, and dumping controlled waste illegally. Types of spray foam we remove

Not all spray foam is the same, and the removal method depends on which you've got. We remove every type, on any property.

  • Open-cell foam – softer and more porous. Common in lofts, it soaks up moisture and is a frequent cause of condensation and damp.
  • Closed-cell foam – denser and rigid, bonded hard to the timbers. Tougher to remove, and the type lenders are strictest about.
  • Roof-rafter (warm roof) foam – sprayed directly onto the underside of the roof, the arrangement that stops a surveyor inspecting the structure.
  • Loft-floor foam – applied over the ceiling joists rather than the roofline.
