Vetted, certified spray foam removal specialists across the UK. We strip the foam, dispose of waste under licence, and hand you a lender-ready certificate, typically within 1–3 days on site. Same-day reply, no cowboys, and we'll beat any like-for-like quote.
The basics
Spray foam insulation is a polyurethane foam sprayed into your loft, usually against the underside of the roof. It expands, sets hard and bonds fast to the timbers. It was sold as an energy-saving upgrade, but it's now the single most common reason a property fails a mortgage valuation.
Most UK lenders won't lend on a home with spray foam in the roof. The foam hides the condition of the timbers, can trap moisture against them, and stops a surveyor inspecting the roof structure properly. That's enough for a valuer to down-value the property or refuse it outright, which stalls sales and remortgages. The scale is significant, because the RPSA estimates up to 250,000 UK homes could be left unmortgageable as a result (RPSA, 2021).
Removing it is skilled, messy work. Done badly, whether DIY or by a cowboy, you risk damaging rafters, leaving residue that still fails inspection, and dumping controlled waste illegally. Professional removal strips every trace to lender standard, disposes of the waste under licence, and gives you a certificate that gets your property back on the market.
What we remove
Not all spray foam is the same, and the removal method depends on which you've got. We remove every type, on any property.
Whatever you've got, we remove it cleanly and certify the result, with a full removal certificate and evidence pack included. Not sure which you have? Send us a photo on your free survey and we'll tell you.
How removal works
We've vetted a nationwide team to one standard, so wherever you are, you get the same job done right, first time.
A vetted specialist visits, inspects your loft, photographs the foam and confirms the exact removal scope in writing.
Typically next dayOur team removes every trace, protects your home and disposes of waste under our carrier's licence, start to finish.
1–3 days on siteYou get a signed removal certificate & full photographic record, exactly what mortgage lenders, surveyors and buyers need to sign off.
Same dayA quarter of the UK’s biggest mortgage lenders, and every equity-release lender surveyed, would not lend on a home with spray foam in the roof (BBC, 2024).
The RPSA and PCA’s joint investigation “failed to identify any circumstances” in which a spray-foamed roof could be given a “clean bill of health”.
What you actually get
No removal company can promise every lender will say yes to a single piece of paper. What gets a decision reversed is proof, so that’s what we hand you on every job.

Every trace of foam stripped from the roofline, not skimmed or patched over. Waste bagged and taken away under our carrier’s licence.

Before, during and after photos of the whole job, so your surveyor can see exactly what was done, and what the roof looks like underneath.

Once the foam’s off, the rafters and battens get checked over and any damp, rot or damage is documented in writing.

If any remedial work is required, you get itemised invoices proving it was carried out, not just a promise it will be.

A clear written summary of the work and the condition of your roof. The paper trail lenders, surveyors and buyers actually ask to see.
No one can promise every lender will sign off on a single piece of paper. What we can do is hand you the complete, documented evidence that lenders, surveyors and conveyancers ask for, so there's nothing left to query.
