Spray foam and damp: FAQs

Does all spray foam cause damp?
No. Damp is more likely with open-cell foam and where ventilation has been shut off, but not every installation causes it. The risk is real enough, and hard enough to see, that it's worth checking if you have any concerns.
Can spray foam damp be fixed without removing the foam?
Not reliably. Because the foam traps the moisture and hides the timber, the dependable fix is to remove it, restore ventilation and let the roof dry and be inspected.
Will damp from spray foam affect my mortgage?
It can make an already-difficult situation worse. Lenders are cautious about spray foam anyway, and evidence of trapped damp or timber decay is exactly what a surveyor worries they can't see. Removal and inspection resolve both concerns.
How do I know if the timbers are damaged?
You often can't while the foam is in place, which is the problem. Once it's removed, the roof structure can be inspected and any damage documented, giving you and any lender a clear picture.
