Is spray foam insulation banned in the UK?
No, it is not banned. It can still be installed. The issue is that most mortgage lenders now refuse to lend on properties that have it in the roof, which effectively makes affected homes hard to sell or remortgage until it is removed.
Should I remove spray foam insulation?
If you need a mortgage, remortgage or house sale, then in almost all cases yes, because lenders require it. If you have no plans to borrow or sell and there are no damp or moisture problems, it is less urgent.
Does spray foam cause damp?
It can. Open-cell foam in particular can trap moisture against the roof timbers, leading to condensation, damp and, over time, rot. Removing it and restoring ventilation resolves this.
